It provides space for the prospective tenant to describe his or her personal information and history, and it provides the required legal language to enable the landlord to screen the prospective tenant on the basis of: (1) criminal history, (2) previous rental history, (3) current income, (4) credit history, and (5) character and general reputation.

COMPLIANCE WITH HB 3101 (EFFECTIVE JANUARY 2008): This Residential Rental Application is fully compliant with HB 3101, which became effective in Texas on January 1, 2008. Among the new requirements, Texas law now requires landlords to provide applicants, in writing, notice of the landlord's tenant selection criteria and the grounds for which the application may be denied. If the landlord rejects the application, and has not provided the notice of selection criteria, under Texas law, the applicant is entitled to a full refund of the application fee. This form meets all the requirements of HB 3101.
