Recording and return information: a house recording-stamp band, plus return-to / prepared-by fields, the grantee mailing address, and the county tax-assessment parcel ID required by 9 Del. C. § 9605.
Party information: grantor and grantee names, mailing addresses, marital status, and vesting.
Consideration: a replaceable consideration prompt, plus any tax or exemption note.
Special warranty conveyance: the grantor “hereby grants and conveys,” and those words operate as a special warranty under 25 Del. C. § 121(b). This is Delaware’s customary arm’s-length deed, not a quitclaim and not a general warranty.
About this Delaware form
A Delaware special warranty deed is the customary arm’s-length Delaware conveyance. The grantor hereby grants and conveys the property, and the words “grant and convey” operate as a special warranty against the grantor and persons claiming under the grantor (25 Del. C. § 121(b)). It is not a quitclaim, not a general warranty, and not a substitute for a title search, title insurance, tax advice, or Delaware counsel.

A Delaware quitclaim remises, releases, and quitclaims without using “grant and convey,” so it is not a special warranty under § 121(b).
