Recording and return information: a house recording-stamp band, plus return-to / prepared-by fields and the tax map / parcel / PIN if the clerk requires one.

About this Virginia form
A Virginia special warranty deed is made “with special warranty” (Va. Code §§ 55.1-355, 55.1-356). It is the limited-warranty path for commercial, REO, fiduciary, and estate-or-trust conveyances. It is not Virginia’s ordinary arm’s-length sale deed — that remains the general warranty with English covenants of title. No covenant is implied from the word “grant” alone (Va. Code § 55.1-301). It is not a substitute for a title search, title insurance, tax advice, or Virginia counsel.
