Important Utah recording notes

  • Utah deeds are recorded with the County Recorder for the county where the real property is located.
  • Utah deeds generally require the grantor signature to be acknowledged before a notary or other authorized officer.
  • Utah deed packets can require careful handling of complete legal description, tax serial number, grantee mailing address, county recording fees, and any applicable water-rights addendum.
  • Utah does not impose a real estate transfer tax, but recording fees, title-company requirements, water-rights issues, and county practices still matter.
