Important Iowa recording notes

  • Most Iowa deed recordings require a Declaration of Value (Form 57-006) unless a DOV-specific exemption applies.
  • A Groundwater Hazard Statement, or the deed's statutory no-known-hazard statement, can be part of Iowa recording readiness.
  • Ordinary Iowa deeds generally require the grantor's notarized acknowledgment, not witnesses.
  • If the property is a married grantor's Iowa homestead, both spouses generally must sign the conveyance.
  • Iowa deed recordings can involve transfer-tax declarations, county-recorder formatting, and local recording review.

How to choose

Ordinary sale or lender/title-insurance transaction

Iowa warranty deeds are the customary starting point when broad warranty protection is intended.

Family, trust, divorce, or title-clearing transfer

A quitclaim deed may fit known-party transfers where no deed warranty is intended.

Estate-planning transfer at death

The current router review does not treat Iowa transfer-on-death deed sales as an approved PublicLegal self-service path.
