Handle tenant screening, the lease, move-in condition records, and a Alabama nonpayment notice workflow if you need it.
Use each document only when appropriate. The notice packet is not a move-in document and should be used only when the facts and current law support it.
A practical Alabama lease packet built to document the rental relationship, current deposit and notice rules, disclosure obligations, and clean completion in your own PDF reader or on paper.
Addresses the Alabama Uniform Residential Landlord and Tenant Act, Ala. Code § 35-9A-101 and the sections that follow, including a security deposit of not more than one month’s periodic rent and a 60-day itemized return (§ 35-9A-201), disclosure of an owner or agent for service of process (§ 35-9A-202), seven business days’ notice for nonpayment of rent and for other material noncompliance (§ 35-9A-421), entry on at least two days’ notice (§ 35-9A-303), and at least 30 days’ written notice before the periodic rental date to end a month-to-month tenancy (§ 35-9A-441). Federal lead-based paint materials are included for pre-1978 housing.
Download the files, customize the lease in Word or type directly into the fillable PDF fields in your own PDF reader, and keep a signed copy for your records.
Use the editable DOCX with click-to-fill controls, or open the true fillable PDF in your own PDF reader and type directly into the form fields — no online interview or ILRG account required; both print cleanly for signing.
Your $9.99 purchase includes 3 document groups and 5 delivered files in the Word and PDF formats shown below. The completed sample PDF is an optional $4.99 add-on and is not included in the 5-file count.
Self-help lease overview
A written Alabama residential lease helps document the landlord, tenant, premises, county, term, rent, security deposit, utilities, repairs, disclosures, rules, and signatures for a rental property. This agreement captures the key deal terms in a front Data Schedule before the numbered sections.
This packet includes the Alabama Residential Lease Agreement in editable DOCX and true fillable PDF, plus the federal lead-based paint materials listed below for pre-1978 housing.
Review the completed lease and any subsidized-housing, association, or property-specific requirements before signing. ILRG provides self-help legal forms and information, not legal advice.
This page highlights the current downloadable Alabama residential lease packet: a complete editable DOCX, a true fillable PDF, and federal lead-based paint materials. The lease uses a front Data Schedule and a fixed-term or month-to-month election. A completed sample lease is available as an add-on.
Review the operative agreement terms below before you buy. This preview is not the full download package: checkout delivers the complete agreement layout, completion fields, signature pages, and the companion files listed above. The completed sample PDF remains optional.
Page 1 above is the blank Data Schedule and the term election. Each line names a section and what it covers. The lease itself is the file you download.

This is PL-AL-RL01, Rev. 10/2026, last revised October 18, 2026.
Ala. Code § 35-9A-201 limits a security deposit to one month’s periodic rent, with stated exceptions for a pet, a change to the premises, or an increased liability risk. This lease requires an itemized return within 60 days. If that mailing is missed, § 35-9A-201(f) doubles the original deposit. The Act does not require interest or a separate account. The deposit applies to accrued rent and to damages under § 35-9A-301. It is not last month’s rent.
§ 35-9A-421(b) gives seven business days’ notice for nonpayment of rent. The notice states the rent and any late fees owed. § 35-9A-421(a) gives seven business days’ notice for other material noncompliance. If both apply, the nonpayment period governs. A noncurable default under § 35-9A-421(d) uses a seven-day notice.
§ 35-9A-441(b) requires written notice at least 30 days before the periodic rental date named in the notice. § 35-9A-202 requires disclosure of an owner or agent for service of process.
At least two days’ notice under § 35-9A-303, except where that section makes advance notice impracticable.
The late charge is the amount stated in the Data Schedule. It is due once for each Monthly Rent payment that is not received on its due date. If that line is blank, this lease does not charge a late fee.
No. This lease does not promise that either party will pay the other’s attorney fees. Where §§ 35-9A-421(c) and 35-9A-426 provide a statutory remedy, a party may seek it.
Notice under this lease is written notice to the address in the Data Schedule. An email does not give notice.
Use the Word version when you want to edit the agreement in Microsoft Word or a compatible editor. The fillable fields are in the PDF itself — this is not an online interview or document-building wizard, and no ILRG account is required. Open the PDF in a compatible PDF reader (Adobe Acrobat Reader is one free option), type in the fields, save, and print — or print a blank copy and complete it by hand. This is a one-time purchase, not a subscription; save your downloaded copies to your device.
Yes. Once purchased, you can reuse the lease and companion forms for additional properties, tenants, or transactions. Update the property, parties, dates, terms, disclosures, and other facts for each use, and confirm the law and local requirements are still current.
The packet is built for ordinary private Alabama residential rentals under the Alabama Uniform Residential Landlord and Tenant Act. Subsidized or federally regulated housing and association rules can add requirements. Confirm those overlays before signing.
