About this form

A residential rental application is the landlord's first line of protection: it collects the applicant's identity, household composition, rental history, employment and income, and references, and it carries the disclosures and signed authorizations that make lawful tenant screening possible before a lease is signed.

Haw. Rev. Stat. § 521-46 limits an application screening fee to the actual screening cost, permits it only for an applicant who is 18 or older or an emancipated minor and only when the application is processed, requires a receipt and cost breakdown on request, and requires every excess amount to be returned within 30 days after screening requests are submitted.

Haw. Rev. Stat. § 515-3 adds ancestry, marital status, age, sexual orientation, gender identity or expression, and HIV infection to the federal housing classes. Chapter 368F narrowly protects participation in a Section 8 Housing Choice Voucher program or permanent supportive housing program, subject to statutory exemptions; it is not generic source-of-income protection.
