About this form

A residential rental application is the landlord's first line of protection: it collects the applicant's identity, household composition, rental history, employment and income, and references, and it carries the disclosures and signed authorizations that make lawful tenant screening possible before a lease is signed.

For a property manager of four or more dwelling units, Mont. Code Ann. § 37-56-109 requires written notice of how an application fee is allocated, a refund to an unsuccessful applicant within a reasonable time, and retention of only the noticed out-of-pocket cost of services actually performed—not the manager’s time or effort.

Mont. Code Ann. § 49-2-305 adds marital status, creed, and age to statewide fair-housing protections. Montana has no statewide source-of-income protection, reusable-report mandate, screening-criteria mandate, or separate criminal-screening sequence.
